Remodeling in Altamonte Springs

Altamonte Springs packs a lot of housing types into a small city. Single-story block ranches from the 1960s through the 1980s line the streets around Lake Orienta, Spring Lake and Lake Adelaide, while the SR 436 and Cranes Roost area has grown up with condominiums, townhomes and apartment communities. Just outside city limits, Forest City and the Lake Brantley area add more ranch and split-level homes with an Altamonte Springs address.

Because so many homes here are condos or townhomes, a lot of our Altamonte Springs work happens under association rules. A condo kitchen or bath remodel has to fit the building: water shutoffs that affect neighbors, limited work hours, elevator or stair access for materials, and flooring that meets the association's sound rules for the unit below. In the single-family ranches, the projects look more like the rest of Seminole County: opening a closed kitchen and replacing original baths on a slab.

Address is the other thing to check early. The city itself is compact, and plenty of homes that say Altamonte Springs on the mailbox, in Forest City or near Lake Brantley, sit in unincorporated Seminole County instead. For a condo, we also need the association's approval package before we can set a start date. Sorting out the permit office, the board's paperwork and the building's delivery rules at the first visit keeps a short bathroom project from stalling for weeks while paperwork catches up.

Homes in Altamonte Springs and what they need

Single-family homes in Altamonte Springs are mostly single-story concrete block on slab from the 1960s through the 1980s, many on or near small lakes, with original galley kitchens, compact baths and terrazzo or vinyl floors under later carpet. The city also has a large share of condominiums, townhomes and apartments, much of it built from the 1970s onward and more recently around Cranes Roost. Typical needs: opening closed kitchens and replacing original baths in ranch homes, and full kitchen, bath and flooring updates in condos and townhomes, done within association rules.

Who issues building permits in Altamonte Springs?

The City of Altamonte Springs Building and Fire Safety division provides permitting, plan review and inspections for properties inside city limits. Many homes with an Altamonte Springs mailing address, including Forest City and much of the Lake Brantley area, are in unincorporated Seminole County and are permitted by the Seminole County Building Division. The tax district on the Seminole County Property Appraiser record shows which office applies.

Altamonte Springs requires permits to construct, enlarge, alter or demolish a building, and some permit types can be applied for online by licensed contractors. A kitchen or bath remodel that moves plumbing, adds circuits or changes walls needs building and trade permits, which we file under our general and plumbing contractor licenses. In condos, the association usually wants to see the scope, contractor license and insurance before work starts, separate from the city permit.

HOA and architectural review

Condominium and townhome associations in Altamonte Springs commonly require written approval before interior remodels, proof of contractor license and insurance, set work hours, and rules on water shutoffs, elevator or stairwell use and debris removal. Many also require a sound-rated underlayment under hard flooring on upper floors.

What we plan around in Altamonte Springs

  • Condo and townhome associations often require approval, contractor insurance certificates and sound-rated underlayment for hard flooring before work starts.
  • Water shutoffs in a condo building can affect neighbors, so plumbing work is scheduled with the association.
  • Forest City and much of the Lake Brantley area carry Altamonte Springs addresses but are unincorporated Seminole County, so the county issues those permits.
  • Lake-area ranch homes from the 1960s to 1980s often have cast iron drains and older electrical panels that a kitchen or bath remodel should address.

"I highly recommend. They are very honest and trustworthy processionals. We were able to leave our home with no worries of things being done correctly. They always sent us updates on the progress all the way until the job was complete. The price was affordable and they did not try to add upgrades along the way. We would hire them again in the future if we need more work done on our home."

FAQ

Remodeling in Altamonte Springs: questions

Do not see your question? Call us or send the estimate form and we will answer it on the phone.

Can you remodel a condo kitchen or bathroom in Altamonte Springs?

Yes. Condo remodels need two approvals: the city building permit for plumbing, electrical or wall changes, and the association's approval of the scope and contractor. We provide our license and insurance certificates, follow the building's work hours and shutoff procedures, and plan material delivery around elevator or stair access.

What flooring is allowed in an Altamonte Springs condo?

That depends on your association's rules, so we read them first. Many condo associations allow tile or vinyl plank on upper floors only over a sound-rated underlayment that limits noise to the unit below, and some specify the rating. We choose an underlayment that meets the rule and keep the paperwork for the association.

Is my Altamonte Springs address permitted by the city or the county?

It depends on the parcel. Homes inside city limits are permitted by the City of Altamonte Springs Building and Fire Safety division. Forest City, much of the Lake Brantley area and other unincorporated parcels with an Altamonte Springs address are permitted by Seminole County. We check the property appraiser tax district and file with the correct office.
