We remodel Celebration homes in every village, from downtown near Market Street to Artisan Park and Island Village, and we plan around both the community's architectural review and the Osceola County permit.

Remodeling in Celebration
Celebration is one of the most closely designed communities in Central Florida. It was planned in the 1990s around a pattern book of traditional house styles, with front porches, rear garages on alleys, narrow lots and a walkable downtown on Market Street. That design is a big part of why people live here, and it is also why remodeling in Celebration has an extra layer: changes visible from the outside go through the community's Architectural Review Committee before work starts, and the committee reviews against written design guidelines.
Inside, most Celebration homes are now 20 to 30 years old and due for updates. Common projects are kitchens with original cabinets and tile counters, primary bathrooms with garden tubs and small showers, and hall baths that need full replacement. Because many homes have traditional floor plans with separate rooms, owners often want a more open kitchen while keeping the character the house was designed with, including trim profiles and door styles that match the rest of the home.
Celebration is not a city. It is unincorporated Osceola County, so building permits come from the Osceola County Building Office, and the community's own review runs separately. We handle both tracks, in the right order, so neither holds up the other. For exterior work such as windows or a porch change, that usually means the ARC application goes in first and the county permit follows approval. For interior-only kitchens and baths, the county permit is usually the only formal approval needed.
Homes in Celebration and what they need
Celebration's homes date mostly from the mid-1990s onward, built in traditional styles set out in the community pattern book, from cottages and village homes to larger estate homes, along with townhomes and condominiums near downtown. Many are two stories with porches, detached or rear-loaded garages and separate formal rooms. Interiors from the original build era often have builder cabinets, tile or laminate counters, carpeted second floors and garden tubs. Typical remodels are kitchen updates that open to the family room, primary bath conversions and replacing worn carpet and tile.
Who issues building permits in Celebration?
Celebration is unincorporated Osceola County, so residential building permits are issued by the Osceola County Building Office. Separately, exterior changes require approval from the community's Architectural Review Committee through the Celebration Residential Owners Association before work begins.
Osceola County asks applicants for the property address and parcel ID, owner and contractor information, building plans and product approvals for windows, doors and similar items, and applications can be submitted electronically. Remodels that move plumbing, add circuits, change walls or replace windows generally need a county permit. For the community side, the Architectural Review Committee meets on a set schedule and only places complete applications, signed by the owner with all backup attached, on its agenda, so we prepare that package carefully and time it before the county submittal for exterior work.
HOA and architectural review
The Celebration Residential Owners Association's Architectural Review Committee reviews exterior changes, including windows, doors, exterior colors, porches and structural changes, against the community design guidelines. Interior-only remodels generally do not need ARC approval, but contractor access, parking on narrow streets and alley deliveries still need planning.
What we plan around in Celebration
- Exterior changes need Architectural Review Committee approval on the committee's meeting schedule, which can add weeks before a window or door project starts.
- Celebration is unincorporated Osceola County, so the county building office issues permits, not a city.
- Narrow lots, alleys and on-street parking limit where dumpsters and deliveries can go, so staging is planned in advance.
- Traditional floor plans with separate rooms often call for structural checks before opening a kitchen to the family room.
- Many homes are two stories with bathrooms upstairs, which makes proper shower waterproofing especially important.

"I highly recommend. They are very honest and trustworthy processionals. We were able to leave our home with no worries of things being done correctly. They always sent us updates on the progress all the way until the job was complete. The price was affordable and they did not try to add upgrades along the way. We would hire them again in the future if we need more work done on our home."

FAQ
Remodeling in Celebration: questions
Do not see your question? Call us or send the estimate form and we will answer it on the phone.
Do I need Architectural Review Committee approval to remodel my Celebration home?
For exterior changes, yes. Windows, doors, exterior colors, porches and structural changes visible from outside go through the ARC under the Celebration Residential Owners Association. Interior kitchen and bathroom remodels generally do not, though we check the current guidelines for your home. The ARC only reviews complete applications, so we help prepare the package.
Who issues building permits in Celebration?
The Osceola County Building Office. Celebration is unincorporated, so there is no city building department. Remodels that move plumbing, add circuits, change walls or replace windows and doors generally need a county permit, and window and door applications require product approval numbers. We submit the application and schedule inspections with the county.
Can you open up a traditional Celebration floor plan?
Often, yes. Many Celebration homes separate the kitchen, dining and family rooms. We check whether a wall is load bearing and what runs inside it, then design a wider opening or a beam where needed. Structural changes need an Osceola County permit, and interior-only work generally does not require ARC review.
