Remodeling Contractor in Windermere, FL
We remodel Windermere homes, from lakefront houses on the Butler Chain to gated communities like Keene's Pointe and Isleworth, and we file with the Town of Windermere or Orange County as the address requires.

Remodeling in Windermere
Windermere is a small lakeside town with a much larger area around it that shares the name. The Town of Windermere itself sits on the Butler Chain of Lakes, with a compact downtown on Main Street and many homes on large wooded lots. Gated communities like Isleworth and Keene's Pointe, and many neighborhoods toward Horizon West, use a Windermere address but are unincorporated Orange County. For a remodel, which side of that line you are on decides who reviews your plans.
Remodels here are usually larger in scope and more design driven than in most of the region. Owners often want a kitchen that works for entertaining, with custom cabinetry, a big island, a scullery or butler's pantry and appliances integrated into the cabinet run. Primary bathrooms tend to become a full suite: a large walk-in shower, a freestanding tub, double vanities and good ventilation. Our showroom's European-style frameless and custom cabinetry fits this kind of work well.
Lakefront homes add their own considerations. Glass walls and large sliders facing the water take wind and sun, and work near the shoreline falls under additional Town and county rules for lakeshores and wetlands. We plan exterior work with those reviews in mind before a product is ordered. For interior-only projects on the lake, the main questions are still jurisdiction and access: tight driveways, guard gates and delivery timing for large cabinet and stone orders all get planned at the first visit.
Homes in Windermere and what they need
Inside the Town of Windermere, housing ranges from older homes on large wooded lots to newer custom houses that replaced them. Around the town, the gated golf and lake communities were largely built from the 1980s through the 2000s as custom and semi-custom homes, often concrete block and stucco with tile roofs, large kitchens, multiple bathrooms and big openings to pools and lanais. Toward Horizon West, newer production neighborhoods carry Windermere addresses too. Remodels here are commonly full kitchen redesigns, primary suite renovations and updates to the many bathrooms in larger homes.
Who issues building permits in Windermere?
Inside Town of Windermere limits, the Town's building department issues residential permits; the Town contracts its building department services to a private provider, PDCS, which handles plan review and inspections. Addresses outside Town limits, including Isleworth, Keene's Pointe and Horizon West neighborhoods with Windermere addresses, go to the Orange County Division of Building Safety.
Start with the parcel record on the Orange County Property Appraiser site, which shows whether the home is inside the Town. For Town properties, zoning review comes first, then the permit application is checked for completeness and reviewed by plans examiners for code compliance, and inspections are requested through the Town's provider. Lakefront and wetland work, such as docks, seawalls and shoreline changes, carries additional Town regulations and can involve separate Orange County environmental permits. Interior kitchens and baths that move plumbing or change walls need a building permit with whichever office has jurisdiction.
HOA and architectural review
Isleworth, Keene's Pointe and most other gated Windermere communities have strict architectural review that covers windows, doors, exterior colors, roofing and sometimes interior work that affects the exterior. Many also control contractor access and hours. We prepare the association submittal and get approval before the building permit.
What we plan around in Windermere
- Town of Windermere or Orange County: many Windermere addresses are outside Town limits, so the permit office depends on the parcel, not the mailing address.
- Lakefront properties on the Butler Chain face extra rules for shoreline and wetland work, and large glass openings need careful product selection.
- Gated communities often require detailed architectural submittals and contractor registration, which adds lead time.
- Larger homes mean longer material lead times for custom cabinetry and specialty tile, so we order and verify early.
- Kitchens here often integrate panel-ready appliances and walk-in pantries, which have to be designed into the cabinet plan from the start.

"I highly recommend. They are very honest and trustworthy processionals. We were able to leave our home with no worries of things being done correctly. They always sent us updates on the progress all the way until the job was complete. The price was affordable and they did not try to add upgrades along the way. We would hire them again in the future if we need more work done on our home."

FAQ
Remodeling in Windermere: questions
Do not see your question? Call us or send the estimate form and we will answer it on the phone.
Is my Windermere home in the Town of Windermere or Orange County?
Many homes with a Windermere address are not in the Town. Isleworth, Keene's Pointe and neighborhoods toward Horizon West are unincorporated Orange County, so the county issues building permits there. Homes inside Town limits are permitted through the Town's building department. The Orange County Property Appraiser record shows which applies, and we check it before design.
Can you work in gated communities like Isleworth or Keene's Pointe?
Yes. Gated Windermere communities usually require contractor registration, insurance documents, gate access lists and an architectural review submittal for any exterior change. We prepare those documents, follow the community's work hours and vehicle rules, and schedule deliveries so the crew and materials are cleared at the gate before work starts.
Do you design custom kitchens for larger Windermere homes?
Yes. We design and install European-style frameless and custom cabinetry, including islands, walk-in or butler's pantries and panel-ready appliance integration. You see the design in a 3D rendering, choose finishes with our designer in the showroom, and we verify every cabinet against the order before installation begins.
