Remodeling in Clermont

Clermont is the hilly corner of Central Florida. Rolling terrain around the Clermont Chain of Lakes means sloped lots, homes set above or below the street and more attention to drainage than on the flat ground around Orlando. It also means many houses have views worth framing with better windows. The small historic downtown near Lake Minneola has older homes, while most of the city's housing went up in waves of subdivisions along SR 50, US 27 and Hancock Road.

A big share of Clermont homeowners are retirees and long-term residents, including the 55+ communities of Kings Ridge and Summit Greens, and their remodels tend to focus on comfort and safety: walk-in showers, better lighting, cabinets that are easier to reach and floors without trip edges. Younger families in the newer south Clermont neighborhoods more often want an open kitchen with an island and, with the hills and lakes nearby, an outdoor kitchen or covered lanai to go with it.

Clermont is in Lake County, and jurisdiction is the first thing we check. Inside city limits, the City of Clermont Building Services division issues permits. Many homes with a Clermont address south toward the Four Corners and along the US 27 corridor are unincorporated Lake County, which has its own building office and online permitting system in Tavares. We read the parcel record during the first visit, so the drawings, product approvals and contractor documents are prepared for the right reviewer.

Homes in Clermont and what they need

Clermont's oldest homes are near downtown and Lake Minneola, a mix of older frame and block houses. Most of the city, though, is 1990s and 2000s subdivisions of concrete block and stucco on slab, plus large 55+ communities built in the same era with single-story plans, garden tubs and builder-grade kitchens. South Clermont and the US 27 corridor have grown quickly since the 2010s with newer production homes. On sloped lots, some houses have stepped foundations or retaining walls, and exterior water management around doors and windows deserves a closer look than on flat land.

Who issues building permits in Clermont?

Inside city limits, the City of Clermont Building Services division issues residential permits, with online applications and inspection requests. Outside city limits, the Lake County Office of Building Services issues them. Lake County says to check the Property Appraiser record: if the Millage group and City field names a city, that city's building department applies; if it says unincorporated, the county does.

The City of Clermont accepts permit packages in person or online and rejects incomplete applications, so we submit complete drawings, product approvals and contractor documents from the start. It also requires at least one approved inspection every six months to keep a permit active, which our schedule accounts for. Lake County runs its own online permitting system for unincorporated addresses and reviews submittals in date order. Kitchen and bath remodels that move plumbing or change walls, and window and door replacements, generally need a permit either way.

HOA and architectural review

Kings Ridge, Summit Greens, Legends, Sawgrass Bay and most other Clermont planned communities have homeowner associations with architectural review. Expect association approval for windows, exterior doors, outdoor kitchens and lanai changes before the building permit; 55+ communities may also limit contractor work hours and vehicle access.

What we plan around in Clermont

  • Many Clermont addresses are unincorporated Lake County, not the City of Clermont, so check the Property Appraiser record before applying.
  • Hilly lots mean more water coming toward doors and windows in summer storms, so flashing and exterior sealing deserve extra attention.
  • 55+ communities lean toward aging-in-place design: curbless showers, grab bar blocking, comfort-height vanities and wider walkways.
  • Outdoor kitchens and lanai upgrades are a real local interest and often need both association approval and a permit for gas, electric or plumbing.
  • The City of Clermont expects an approved inspection at least every six months on an open permit, so the job has to keep moving.

"I highly recommend. They are very honest and trustworthy processionals. We were able to leave our home with no worries of things being done correctly. They always sent us updates on the progress all the way until the job was complete. The price was affordable and they did not try to add upgrades along the way. We would hire them again in the future if we need more work done on our home."

FAQ

Remodeling in Clermont: questions

Do not see your question? Call us or send the estimate form and we will answer it on the phone.

Who issues the permit for my Clermont remodel, the city or Lake County?

It depends on whether the parcel is inside Clermont city limits. Lake County advises checking the Property Appraiser record: if the Millage group and City field lists Clermont, the City of Clermont Building Services handles the permit; if it says unincorporated, the Lake County Office of Building Services does. Many south Clermont addresses are unincorporated.

Do you remodel bathrooms in Kings Ridge and Summit Greens?

Yes. Bathroom remodels in Clermont's 55+ communities are common, usually replacing a garden tub with a low or curbless walk-in shower, adding blocking for grab bars, and installing comfort-height vanities and better lighting. We check your association's rules for contractor hours and access before scheduling, and handle the permit with the city or Lake County.

Can you build an outdoor kitchen at a Clermont home?

Outdoor kitchens are a popular request in Clermont, especially with lake and hill views. The scope often includes a gas line, outdoor-rated electrical and sometimes a sink with plumbing, which generally needs a permit, and HOA communities usually require approval of the design first. We plan the layout, materials and approvals together during the in-home visit.

What do Clermont homeowners remodel most?

Kitchen cabinets and countertops lead local searches, followed by bathrooms. In 1990s and 2000s homes, that usually means replacing builder cabinets with frameless or custom cabinetry, adding quartz counters and converting tubs to showers. Flooring and window replacement are also common, especially in homes with views over the Clermont Chain of Lakes.
