What a certified general contractor license means

Florida has two kinds of contractor licenses. A certified contractor passed the state examination and is licensed by the Construction Industry Licensing Board to work anywhere in Florida. A registered contractor holds a local license and may only work in the cities or counties where that local license is held.

Our general contractor license is certified (the "C" in CGC), so it is valid in Orlando, Winter Park, Kissimmee, Sanford, Clermont and every other city we serve. Within certified licenses, a general contractor has the broadest scope: residential and commercial buildings of any size, including structural changes and additions. Building contractors (CBC) and residential contractors (CRC) have narrower limits on building size and type.

What the plumbing license adds

Most kitchen and bathroom remodels touch the plumbing: a sink moves to an island, a tub becomes a walk-in shower, a gas range replaces an electric one. Because we also hold a Certified Plumbing Contractor license (CFC1433952), that work is done and permitted under our own license. There is no separate plumbing company to schedule around, and one contractor is responsible for the whole job. See our kitchen remodeling and bathroom remodeling pages for how that plays out on a project.

Permits we pull

When a project needs a permit, we apply for it under our license with the city or county that has jurisdiction over your address, schedule the inspections and close the permit out. Our guides explain how each office works:

Lake County and the Davenport area of Polk County follow the same process with their own building offices; see the area pages for each city.

How to check any contractor in Florida

Four steps that work for any contractor you are considering, including us.

  1. 01

    Get the license number

Ask the contractor for the license number in writing. In Florida it is printed on the contract and should match the company you are paying.

  2. 02

    Search it on MyFloridaLicense.com

Open the state license search run by the Florida Department of Business and Professional Regulation (DBPR), choose "Search by License Number" and type the number.

  3. 03

Check the status and the name

The status should read "Current, Active". Make sure the license type fits the job (for example CGC for general construction, CFC for plumbing) and the business name matches your contract.

  4. 04

Confirm the permit is pulled under that license

Before work starts, ask for the permit number. Your city or county permit record shows which contractor pulled it, which tells you who is legally responsible for the work.

Red flags

Signs you may be dealing with an unlicensed contractor

Florida treats contracting without a license as a crime (section 489.127, Florida Statutes), and an unlicensed contractor generally cannot enforce the contract (section 489.128). Homeowners are the ones left with unpermitted work.

  • Asks you to pull the permit yourself as an "owner-builder" for work you are paying them to do.

  • Will not put a license number on the contract, or the number belongs to a different company.

  • Wants most of the money up front in cash, with no written contract or schedule.

  • Says the job "does not need a permit" when it moves plumbing, wiring, walls or windows.

  • Shows up after a storm offering work door to door with out-of-state plates and no local office.

Is Prime Construction a licensed contractor in Florida?

Yes. Prime Kitchens & More LLC, which operates as Prime Construction, holds Certified General Contractor license CGC1535686 and Certified Plumbing Contractor license CFC1433952, both issued by the Florida DBPR Construction Industry Licensing Board and active through August 31, 2028.

Is Prime Construction insured?

Yes. Prime Kitchens & More LLC carries commercial general liability insurance ($1M per occurrence, $2M general aggregate) and contractors errors and omissions coverage. A certificate of insurance is available on request.

How do I verify a contractor license in Florida?

Go to MyFloridaLicense.com, choose the license search, search by license number and check that the status is "Current, Active" and the name matches the company on your contract. It takes about a minute and is free.

What is the difference between a certified and a registered contractor in Florida?

A certified contractor passed the state exam and can work anywhere in Florida. A registered contractor holds a local license and may only work in the cities or counties where that local license is held. Prime Construction is certified, so the licenses apply statewide.

What does a CGC license allow?

A Certified General Contractor (CGC) can contract for residential and commercial construction of any size, including structural work, additions and remodels. A Certified Building Contractor (CBC) is limited to buildings of three stories or less, and a Certified Residential Contractor (CRC) to homes of two stories or less.

Why does a plumbing license matter for a kitchen or bathroom remodel?

Most kitchen and bath remodels move or replace drains, water lines or gas lines. Holding a Certified Plumbing Contractor license means that work is done and permitted under our own license instead of being handed to a separate plumbing company.

What happens if I hire an unlicensed contractor in Florida?

Florida treats contracting without a license as a crime under section 489.127, Florida Statutes, and an unlicensed contractor generally cannot enforce the contract in court under section 489.128. Homeowners can also be left with unpermitted work that has to be opened up, permitted and inspected later.
