Remodeling in Longwood

Longwood is one of the older towns in Seminole County, and its historic district around Church Avenue and Warren Avenue still has frame buildings from the late 1800s, including the Bradlee-McIntyre House. Most Longwood homeowners, though, live in the neighborhoods that grew up around it from the 1970s on: larger block homes on wooded lots in Sweetwater Oaks, Sabal Point and Wekiva Hunt Club, and smaller ranches and newer infill closer to SR 434 and US 17-92.

Many of those 1970s and 1980s homes were well built and generously sized, with formal living and dining rooms, sunken family rooms and kitchens wrapped in a soffit. Owners here tend to remodel to make the house live smaller and more open: removing the soffit, opening the kitchen to the family room, replacing dated parquet or carpet with continuous flooring, and turning a 1980s primary bath with a garden tub into a large walk-in shower.

One detail matters before any design: a large share of homes with a Longwood mailing address, especially in ZIP 32779, are outside city limits in unincorporated Seminole County. That changes who reviews the permit, how the application is filed and sometimes how long review takes, so we confirm it at the first visit by checking the property record. The rest of the visit is about the house itself: measuring every room, noting where the slab steps down, opening a soffit panel if we need to see what it hides, and talking through how you actually use the kitchen and baths before we draw anything.

Homes in Longwood and what they need

Outside the small historic core, most Longwood-area housing dates from the 1970s through the 1990s: single-story and some two-story homes in concrete block on slab, often larger than the Seminole County average, on wooded lots with mature oaks. Common original features include sunken living rooms, kitchen soffits, parquet or vinyl floors later covered by carpet, garden tubs and builder tile. The historic district has a handful of late 1800s and early 1900s wood-frame structures, some now used as offices or shops. Typical needs are layout updates, whole-house flooring replacement, primary bath conversions and replacing original water heaters, supply lines and fixtures.

Who issues building permits in Longwood?

The City of Longwood Building Division, part of Community Development, issues building permits for properties inside Longwood city limits through its online permitting system. Many homes with a Longwood address, including much of ZIP 32779 around Sweetwater Oaks, Sabal Point and Wekiva Hunt Club, are in unincorporated Seminole County and are permitted by the Seminole County Building Division. The tax district on the Seminole County Property Appraiser record tells you which.

Inside the city, Longwood accepts applications through its SmartGov online system and scans any paper submittals into it. Kitchen and bathroom remodels that move plumbing, add circuits or alter walls need building and trade permits; we file them under our general and plumbing contractor licenses and schedule inspections as each stage is ready. Flooring replacement is often cosmetic and may not need a permit, but the building department decides, and work tied to a wall change or a new shower does.

HOA and architectural review

Sweetwater Oaks, Sabal Point and Wekiva Hunt Club have homeowners associations, and several have architectural review for exterior changes, additions and window styles. Interior kitchen, bath and flooring work usually does not need HOA approval, but contractor access, gate entry, work hours and dumpster placement often have rules we follow.

What we plan around in Longwood

  • Much of the Longwood mailing area, especially 32779, is unincorporated Seminole County, so the county, not the city, issues those permits.
  • Large 1970s and 1980s homes often have sunken rooms and soffits; removing a step-down or soffit changes flooring, ductwork and lighting plans.
  • Mature oak canopy means leaves, roots and shade around many homes, so we plan dumpster and delivery placement to protect driveways and trees.
  • Homes in the historic district near Church Avenue are older wood-frame construction, so ask city planning staff whether exterior changes need design review before you plan an addition.

"I highly recommend. They are very honest and trustworthy processionals. We were able to leave our home with no worries of things being done correctly. They always sent us updates on the progress all the way until the job was complete. The price was affordable and they did not try to add upgrades along the way. We would hire them again in the future if we need more work done on our home."

FAQ

Remodeling in Longwood: questions

Do not see your question? Call us or send the estimate form and we will answer it on the phone.

Is my Longwood home permitted by the city or by Seminole County?

It depends on whether the parcel is inside Longwood city limits. Many homes with a Longwood address, particularly in 32779 around Sweetwater Oaks, Sabal Point and Wekiva Hunt Club, are in unincorporated Seminole County, which means the county Building Division issues the permit. We check the property appraiser tax district at the first visit and file with the right office.

Can you remove a sunken living room during a Longwood remodel?

Usually yes. A sunken room is a lower section of the slab, and it can be filled and leveled to match the rest of the house, so new flooring runs continuously. We check for plumbing, ductwork or drainage in that area first, and the change is typically part of a permitted remodel rather than a separate project.

Do I need HOA approval for a kitchen remodel in Sweetwater Oaks or Sabal Point?

Interior kitchen work usually does not need architectural approval, but the HOA may still have rules on contractor access, hours, parking and where a dumpster can sit. Exterior changes such as new windows, doors or an addition do go to architectural review. We read the community rules before scheduling and submit anything that needs approval.
