Remodeling in Ocoee

Ocoee sits where SR 429, SR 408 and the Turnpike come together on the west side of Orange County, and its housing reflects decades of steady growth outward from a small downtown on Starke Lake. The older streets around Bluford Avenue and the lake have modest mid-century homes. Moving outward, there are 1980s and 1990s subdivisions like Lake Olympia, 2000s neighborhoods such as Westyn Bay and Wesmere, and newer construction north of town around Arden Park.

Because the stock is so mixed, Ocoee remodels vary more than in most suburbs. In the older homes, owners usually want to open a small kitchen and update a single bathroom that has not changed in decades. In the 1990s and 2000s subdivisions, they want builder cabinets, laminate counters and fiberglass showers replaced. Local searches lean toward kitchen cabinets and countertops, and our showroom's frameless cabinetry is a short drive away.

Ocoee runs its own Building Division, so homes inside city limits are permitted by the city rather than Orange County. Some properties with an Ocoee mailing address are outside city limits, though, and those go to the Orange County Division of Building Safety. We check the parcel before applying, then submit through the right portal and track plan review and inspection requests for you so the schedule does not stall.

Homes in Ocoee and what they need

Ocoee's oldest homes, near downtown and Starke Lake, are mostly modest mid-century concrete block houses on slab with small kitchens, one or two compact bathrooms and older plumbing. The 1980s and 1990s subdivisions, Lake Olympia among them, are block and stucco with segmented layouts, oak cabinets and tub-shower combinations. Westyn Bay, Wesmere and other 2000s neighborhoods have larger open plans with builder-grade finishes, and north Ocoee has newer construction from the 2010s on. Common remodels are cabinet and countertop replacement, bathroom conversions and flooring that unifies mixed tile and carpet.

Who issues building permits in Ocoee?

Inside Ocoee city limits, the City of Ocoee Building Division issues residential permits, using one electronic application for building, electrical, plumbing and other permit types. Addresses with an Ocoee mailing address that sit outside city limits go to the Orange County Division of Building Safety. The Orange County Property Appraiser record shows which applies.

The City of Ocoee Building Division reviews applications, issues permits and performs inspections for new construction, alterations, repairs and additions, and applicants track status and request inspections through the city's online account system. A kitchen or bath remodel that relocates plumbing, adds circuits or moves walls generally needs a permit; like-for-like cabinet or flooring replacement often does not, but the city makes that call. We submit the application with drawings and any product approvals, record a Notice of Commencement when the job requires one, and schedule each inspection.

HOA and architectural review

Westyn Bay, Wesmere, Arden Park and most newer Ocoee subdivisions have homeowner associations that review exterior changes such as windows, doors and lanai work. Older neighborhoods near downtown generally do not have associations, though city zoning still applies to exterior additions.

What we plan around in Ocoee

  • Ocoee has its own Building Division, but some Ocoee mailing addresses are unincorporated Orange County, so check the parcel first.
  • Older homes near Starke Lake often have original plumbing and smaller electrical service that a kitchen remodel may need to upgrade.
  • 1990s homes commonly have soffits and segmented kitchens, and opening them up affects lighting, ductwork and flooring together.
  • Newer subdivisions usually require HOA approval for any exterior change before permitting.

"I highly recommend. They are very honest and trustworthy processionals. We were able to leave our home with no worries of things being done correctly. They always sent us updates on the progress all the way until the job was complete. The price was affordable and they did not try to add upgrades along the way. We would hire them again in the future if we need more work done on our home."

FAQ

Remodeling in Ocoee: questions

Do not see your question? Call us or send the estimate form and we will answer it on the phone.

Does the City of Ocoee issue its own building permits?

Yes. The City of Ocoee has its own Building Division that reviews plans, issues permits and performs inspections for homes inside city limits, using one electronic application for most permit types. If your Ocoee address is outside city limits, the Orange County Division of Building Safety issues the permit instead. We confirm which applies before applying.

Can you update a small kitchen in an older Ocoee home near downtown?

Yes. Many older Ocoee kitchens are small and closed off. We can often remove or open a wall to the dining area, reorganize storage with frameless cabinets that use space more efficiently and replace older plumbing while the room is open. Any wall removal is checked for structure first, and the work is permitted with the city.

What do Ocoee homeowners remodel most often?

Kitchen cabinets and countertops lead local searches, followed by bathrooms. In practice, that usually means replacing original builder cabinets with frameless or custom cabinetry and quartz, converting tub-shower combinations to walk-in showers, and replacing mixed tile and carpet with one continuous floor through the main living areas.
