Flooring projects in Winter Garden

Flooring is a common Winter Garden project in the newer neighborhoods, where builder carpet on the stairs and in bedrooms and small-format tile downstairs are wearing out at roughly the same time. Owners usually want one continuous floor through the main level, often a luxury vinyl plank or wood-look porcelain that handles kids, pets and a pool. In older downtown homes, the question is sometimes whether to restore original wood or install a new floor over a raised subfloor.

What changes for a flooring in Winter Garden

In two-story Horizon West homes, stair treads are often part of the flooring scope, and matching them to the new main floor takes planning. On slab homes we check moisture and flatness and level low areas before installation. Older homes near Plant Street may need subfloor reinforcement before tile. Flooring alone generally does not need a building permit, but many Horizon West associations set rules for delivery times, dumpsters and contractor parking that we schedule around.

Local details we plan around

  • Horizon West is unincorporated Orange County, so a Winter Garden address there means a county permit, not a city one.
  • Older homes near Plant Street may have raised floors, older drain lines and original wood floors worth protecting during the work.
  • Horizon West homes are often 10 to 20 years old, the age when builder showers, cabinets and flooring typically start failing.
  • Two-story plans in newer neighborhoods put bathrooms over living space, so waterproofing and leak prevention upstairs are a priority.

Scope

What the work includes

  • In-home measure and slab check

We measure every room, check the existing floor and the slab for cracks, flatness and moisture, and look at door heights, cabinets and transitions to adjoining rooms.

  • Old floor removal

Tile, carpet, vinyl or laminate removed with the work area sealed off, floors and furniture protected, and debris hauled away. Baseboards are removed carefully or replaced.

  • Slab preparation

Grinding high spots, filling low spots with self-leveling underlayment, treating cracks with a crack isolation membrane and moisture testing before wood or vinyl goes down.

  • Tile installation

Porcelain and ceramic tile, large-format tile, wood-look plank tile and patterns, set with full mortar coverage and leveling systems so edges sit flush and grout lines run straight.

  • Luxury vinyl plank and engineered wood

Rigid-core vinyl plank and engineered hardwood installed over the right underlayment or moisture barrier, with expansion space hidden under the baseboards and transitions.

  • Transitions, baseboards and finish

Reducers, thresholds and T-moldings where floors meet, door casings undercut, baseboards or quarter round installed and painted, and a walk-through when the floor is done.

FAQ

Flooring and Tile in Winter Garden: questions

Do not see your question? Call us or send the estimate form and we will answer it on the phone.

Can new flooring in a Winter Garden home include the stairs?

Yes. In two-story homes we can replace carpeted or builder stair treads with wood or matching plank treads and risers so the stairs flow with the new main floor. Stairs take more labor per square foot than flat floors, which the estimate reflects. We show the stair finish alongside the floor samples during selection.

Is Horizon West part of the City of Winter Garden for permits?

No. Horizon West is unincorporated Orange County, even though many homes there use a Winter Garden or Windermere mailing address. Building permits for those homes go to the Orange County Division of Building Safety. Homes inside Winter Garden city limits, including the historic downtown area, are permitted by the City of Winter Garden Building Department.

Can you update an older home near downtown Winter Garden without losing its character?

Yes. We often keep original trim, doors and wood floors in the rest of the house while remodeling the kitchen and baths inside the existing layout. We look at the subfloor, plumbing and wiring during the in-home visit and explain where older systems may need replacing, so the estimate reflects what a house of that age usually needs.

What is the best flooring for a Florida home?

Porcelain tile is the most durable choice for Central Florida, especially in kitchens, bathrooms, entries and rooms that open to the pool. Rigid-core luxury vinyl plank is a good choice for bedrooms and living areas when you want a warmer, quieter floor. Engineered hardwood works on a slab only after a moisture test. Solid hardwood generally does not belong on a Florida slab.

Is luxury vinyl plank or tile better?

Tile lasts longer, handles water and heat better and stays cool, while luxury vinyl plank is warmer, quieter, softer underfoot and faster to install. Many Orlando homeowners use both: porcelain in wet areas and entries, plank in bedrooms. Rigid-core plank holds up better in Florida temperature swings than flexible vinyl.

Do I need a permit to replace flooring?

Replacing flooring is generally considered cosmetic and does not require a building permit, but your city or county building department makes the final call. Condo owners usually need association approval, and many associations specify a sound underlayment. If flooring is part of a larger remodel with plumbing or electrical changes, it goes on that permit.
