Flooring projects in St. Cloud

Flooring is a common first project in St. Cloud, especially in homes that still have carpet in living areas or mixed tile from different decades. Owners usually want one continuous floor through the main living space that handles humidity, pets and sand tracked in from outside. Porcelain tile, luxury vinyl plank and engineered wood are the main choices we install, and the right one depends on what is under your feet: a concrete slab or, in some older downtown homes, a raised wood subfloor.

What changes for a flooring in St. Cloud

Raised floors in older St. Cloud homes can flex or have soft spots, so we check and reinforce the subfloor before installing tile, which cracks over movement. On slab homes, we test for moisture and level low spots so plank flooring locks properly. Flooring alone generally does not require a building permit, though the building department makes that call. In HOA communities we confirm contractor access and work-hour rules before delivery day.

Local details we plan around

  • Older downtown and lakefront homes may sit on raised floors or have years of patched plumbing, which changes how we run new drain and supply lines.
  • Lakefront homes on East Lake Toho face more wind and moisture exposure, so window and door products and exterior sealing matter more.
  • Harmony and parts of the Narcoossee corridor are unincorporated Osceola County, not the city, so the permit goes to a different office.
  • Master-planned communities usually require architectural approval for exterior work, which adds a step before permitting.

Scope

What the work includes

  • In-home measure and slab check

We measure every room, check the existing floor and the slab for cracks, flatness and moisture, and look at door heights, cabinets and transitions to adjoining rooms.

  • Old floor removal

Tile, carpet, vinyl or laminate removed with the work area sealed off, floors and furniture protected, and debris hauled away. Baseboards are removed carefully or replaced.

  • Slab preparation

Grinding high spots, filling low spots with self-leveling underlayment, treating cracks with a crack isolation membrane and moisture testing before wood or vinyl goes down.

  • Tile installation

Porcelain and ceramic tile, large-format tile, wood-look plank tile and patterns, set with full mortar coverage and leveling systems so edges sit flush and grout lines run straight.

  • Luxury vinyl plank and engineered wood

Rigid-core vinyl plank and engineered hardwood installed over the right underlayment or moisture barrier, with expansion space hidden under the baseboards and transitions.

  • Transitions, baseboards and finish

Reducers, thresholds and T-moldings where floors meet, door casings undercut, baseboards or quarter round installed and painted, and a walk-through when the floor is done.

Prime Construction shared with me how I could address the issue myself and saved me the cost of a dispatch by their team. They were only concerned with helping me resolve my issue. FAQ

Flooring and Tile in St. Cloud: questions

Do not see your question? Call us or send the estimate form and we will answer it on the phone.

What flooring works best in an older St. Cloud home with a raised floor?

Luxury vinyl plank and engineered wood handle slight subfloor movement better than tile. If you prefer tile, we first stiffen the subfloor with additional underlayment and fasten it properly so grout lines do not crack. We check for soft spots and any signs of moisture underneath during the in-home visit.

Is Harmony in the City of St. Cloud for permits?

No. Harmony has a St. Cloud mailing address but is in unincorporated Osceola County, so building permits go to the Osceola County Building Office rather than the City of St. Cloud. The community also has its own association design standards for exterior changes. We handle both the association submittal and the county permit.

Can you remodel an older home near downtown St. Cloud?

Yes. Older homes near New York Avenue and the lakefront often have past additions, mixed plumbing materials and sometimes raised floors. During the in-home visit we look at what is accessible, explain what may need replacing once walls or floors are open, and write the estimate so you can see which items depend on what we find.

What is the best flooring for a Florida home?

Porcelain tile is the most durable choice for Central Florida, especially in kitchens, bathrooms, entries and rooms that open to the pool. Rigid-core luxury vinyl plank is a good choice for bedrooms and living areas when you want a warmer, quieter floor. Engineered hardwood works on a slab only after a moisture test. Solid hardwood generally does not belong on a Florida slab.

Is luxury vinyl plank or tile better?

Tile lasts longer, handles water and heat better and stays cool, while luxury vinyl plank is warmer, quieter, softer underfoot and faster to install. Many Orlando homeowners use both: porcelain in wet areas and entries, plank in bedrooms. Rigid-core plank holds up better in Florida temperature swings than flexible vinyl.

Do I need a permit to replace flooring?

Replacing flooring is generally considered cosmetic and does not require a building permit, but your city or county building department makes the final call. Condo owners usually need association approval, and many associations specify a sound underlayment. If flooring is part of a larger remodel with plumbing or electrical changes, it goes on that permit.
