General contractor projects in St. Cloud

General contractor is one of the most searched remodeling terms in St. Cloud, often from owners of older homes who need several trades working in order rather than separate hires. A typical project might combine a kitchen remodel, a bathroom, a wall removal and new flooring, or bring an older downtown house up to current standards before a sale or a move-in. We are a Florida Certified General Contractor and Certified Plumbing Contractor, so we plan, permit, schedule and inspect the whole job under one company.

What changes for a general contractor in St. Cloud

In St. Cloud, a large part of general contracting is sorting out what previous owners did. Additions built decades ago, porches enclosed into rooms and kitchens moved into former carports are common near downtown, and they need to be checked before new work ties into them. We coordinate with the City of St. Cloud Building Department for in-town homes and with Osceola County for Harmony and other unincorporated areas, and we sequence framing, plumbing, electrical and finish trades so inspections pass in order.

Local details we plan around

  • Older downtown and lakefront homes may sit on raised floors or have years of patched plumbing, which changes how we run new drain and supply lines.
  • Lakefront homes on East Lake Toho face more wind and moisture exposure, so window and door products and exterior sealing matter more.
  • Harmony and parts of the Narcoossee corridor are unincorporated Osceola County, not the city, so the permit goes to a different office.
  • Master-planned communities usually require architectural approval for exterior work, which adds a step before permitting.

For the full picture of materials, design choices and how the work is sequenced, see our general contractor guide for Central Florida, or read more about remodeling in St. Cloud.

Scope

What the work includes

  • Planning and estimating

We visit the property, measure, review what you want built and what the structure allows, and turn it into a written scope and estimate you can compare line by line.

  • Design and 3D rendering

For remodels we build a 3D rendering from the measurements, and our designer helps with selections, so the plan is settled before demolition rather than during it.

  • Permits and code compliance

We apply for permits in our own name, prepare the drawings the building department needs, and build to the Florida Building Code, which local departments enforce.

  • Trade scheduling and supervision

Framing, plumbing, electrical, HVAC, drywall, tile, cabinets and paint, scheduled in the right order and supervised so each trade leaves the job ready for the next one.

  • Plumbing under our own license

Because we also hold a Certified Plumbing Contractor license, drain moves, repiping within the scope and fixture work are done under our license rather than coordinated with an outside company.

  • Materials and ordering

We order the material, check deliveries against your selections before installation, and keep track of long-lead items such as cabinets, windows and custom glass.

Our process

How a general contractor in St. Cloud runs

The same five steps on every kitchen, bath and renovation. Online requests get a call back within 24 to 48 hours.

    We visit you at home

We measure the space, note where plumbing, gas and electrical run today, and ask how you use the room. The design starts at this visit.

  2. 02

    3D design rendering

Your measurements become a 3D model, so you see the layout, cabinet heights and finishes before anything is ordered or torn out.

  3. 03

    Material selection

You choose cabinets, counters, tile and fixtures with our designer in the Kingspointe Pkwy showroom, against the final design.

  4. 04

    Ordering and permits

We order material, check every item against your selections, and pull the permits the scope needs.

  5. 05

We build, then walk it with you

Our crew and licensed trades do the work and pass inspections. We finish with a walk-through, room by room.

"It is a pleasure to recommend Prime Construction / Kitchens for any of your home remodeling needs. Prime Construction helped me diagnose a problem with a wall in my garage related to a window leak. Prime Construction shared with me how I could address the issue myself and saved me the cost of a dispatch by their team. They were only concerned with helping me resolve my issue. I give my full recommendation to Prime Construction. Thank you"

FAQ

General Contractor in St. Cloud: questions

Do not see your question? Call us or send the estimate form and we will answer it on the phone.

Can a general contractor fix work done without permits on an older St. Cloud house?

Often, yes. If a past addition or enclosure was built without permits, the building department may require it to be permitted and inspected, sometimes by opening walls. We review what is there, explain the likely path with the City of St. Cloud or Osceola County, and include the correction in the scope so the new work is not tied to an open problem.

Is Harmony in the City of St. Cloud for permits?

No. Harmony has a St. Cloud mailing address but is in unincorporated Osceola County, so building permits go to the Osceola County Building Office rather than the City of St. Cloud. The community also has its own association design standards for exterior changes. We handle both the association submittal and the county permit.

Can you remodel an older home near downtown St. Cloud?

Yes. Older homes near New York Avenue and the lakefront often have past additions, mixed plumbing materials and sometimes raised floors. During the in-home visit we look at what is accessible, explain what may need replacing once walls or floors are open, and write the estimate so you can see which items depend on what we find.

What is required to be a contractor in Florida?

A state certified contractor in Florida must be licensed by the DBPR's Construction Industry Licensing Board. That generally means documented experience in the trade, passing the state exams on trade knowledge and business and finance, showing financial responsibility, carrying insurance and passing a background check. The license must be renewed and kept active. You can check any contractor's status at myfloridalicense.com.

How do I verify a general contractor's license in Florida?

Use the license search at myfloridalicense.com. Search by license number or business name, then confirm the license is current and active, the type covers your project (CGC, CBC or CRC) and the name matches the company on your contract. Our licenses are CGC1535686 (Certified General Contractor) and CFC1433952 (Certified Plumbing Contractor).

Should I pay a contractor 50% upfront?

We suggest not paying far ahead of the work. A fair payment schedule follows milestones you can see, such as material ordered, rough-in inspected, major installation complete and final walk-through. Our schedule is tied to project milestones and written into the contract before work begins. Be cautious of anyone who wants most of the price before starting or will not put the schedule in writing.
