Kitchen Remodeling in Sanford, FL
Designed in 3D, permitted with the right Seminole County or city office, and built by a licensed Florida general contractor that also holds its own plumbing license.

Kitchen remodel projects in Sanford
A kitchen remodel in Sanford starts with the age of the house. In the historic district, kitchens were often small rooms added onto or carved out of a larger floor plan, so owners ask us to open a wall into the dining room or a former back porch. That requires checking whether the wall carries the second floor or roof. In the 1990s and 2000s subdivisions west of town, the layout usually works and the goal is replacing builder cabinets, laminate tops and dated lighting with better storage and an island.
What changes for a kitchen remodel in Sanford
Sanford kitchens in raised-floor homes let us move the sink or add an island prep sink with less demolition than a slab requires, since drain and supply lines run under the floor framing. We still check that the floor can carry stone counters and a loaded island. Inside city limits the City of Sanford Building Division reviews the permit; if the kitchen work includes a new exterior door or window in a historic district, we schedule the Certificate of Appropriateness first so construction is not held up.
Local details we plan around
- Raised wood floors in historic homes: plumbing moves are easier than on a slab, but we check subfloor, joists and old drain lines before setting tile or heavy stone.
- Exterior changes inside the Residential, Downtown Commercial or Sanford Avenue historic districts need a Certificate of Appropriateness from the city before work starts.
- City limits versus unincorporated Seminole County decides which building department reviews the job, and a Sanford mailing address does not settle it.
- Older homes may still have galvanized supply lines, cast iron drains or ungrounded circuits, and a permitted kitchen or bath remodel is the natural time to replace them.

Scope
What the work includes
In-home measure and design
We come to your home, measure every wall, window and opening, note where the plumbing, gas and electrical run today, and talk through how you actually cook and use the room.
3D design rendering
Your measurements become a 3D model of the new kitchen, so you can see the layout, cabinet heights, island size and finishes before anything is ordered or torn out.
Cabinets
European-style frameless cabinets and custom cabinetry are our specialty, with framed options when they suit the house. Storage inserts, soft-close hardware and tall pantry units are planned into the design.
Countertops and backsplash
Quartz, granite, quartzite, marble or solid surface, templated after the cabinets are set. We coordinate sink and cooktop cutouts, seams and the backsplash tile so everything lines up.
Plumbing under our own license
Sink moves, island sinks, dishwasher and ice maker lines, gas line work for a new range location and fixture installation are handled under our Certified Plumbing Contractor license, not handed off.
Electrical and lighting
New circuits for appliances, code-required GFCI protection, recessed and under-cabinet lighting, pendants over an island and outlet placement planned around how you work at the counter.

Prime Construction shared with me how I could address the issue myself and saved me the cost of a dispatch by their team. They were only concerned with helping me resolve my issue. FAQ
Kitchen Remodeling in Sanford: questions
Do not see your question? Call us or send the estimate form and we will answer it on the phone.
Can I open my Sanford kitchen to the dining room?
Often yes. We first confirm whether the wall is load-bearing, which is common in two-story historic homes. If it is, an engineered beam carries the load and the change goes on the building permit. In single-story block homes, interior walls are usually wood frame, and many can be removed or shortened with less structural work.
Do I need historic approval to remodel a kitchen in downtown Sanford?
Usually not for interior work alone. Sanford's Certificate of Appropriateness covers exterior work, repairs and site work in the Residential, Downtown Commercial and Sanford Avenue historic districts. A kitchen that stays inside the existing walls normally needs only the regular building permit. If the project adds a window, changes an exterior door or bumps out a wall, we plan for the historic review before applying for the building permit.
Is my Sanford address permitted by the city or by Seminole County?
It depends on whether the parcel is inside city limits, not on the mailing address. The Seminole County Property Appraiser record shows a tax district: if it names the City of Sanford, the city's Building Division issues the permit; if it says County, the Seminole County Building Division does. We confirm this during the first visit and file with the right office.
What is the average cost to remodel a kitchen in Orlando, Florida?
There is no honest single average, because a refresh that keeps the layout and a full remodel that moves plumbing through the slab are very different projects. The cost is set by layout changes, cabinet construction and linear footage, countertop material, appliances, lighting and permits. We give a written estimate after measuring your kitchen at home. Our kitchen remodel cost guide explains typical ranges and what each level includes.
How long does a kitchen remodel take?
Most full kitchen remodels take about 4 to 8 weeks on site once materials have arrived. Design, selections and ordering usually add several weeks before demolition. Kitchens that keep the existing layout finish faster; moving a sink across a slab, opening a wall or waiting on custom cabinets adds time. We give you a schedule before work starts and keep you updated as it moves.
Do I need a permit to renovate my kitchen in Florida?
You usually need a permit when the remodel changes plumbing, electrical, gas, structure or the layout. Cosmetic, like-for-like work such as paint, flooring, or cabinets and countertops replaced in the same spot without plumbing changes generally does not require one, but your city or county building department decides. As a licensed general contractor, we pull the permit and handle the inspections.
