Kitchen cabinets projects in Sanford

Cabinets are where Sanford kitchens differ most. Historic homes rarely have square walls or level floors, so stock boxes leave uneven gaps and crooked reveals. Custom or semi-custom cabinetry built to field measurements solves that, and frameless European-style boxes give more usable interior space in the small kitchens common near downtown. In the newer tracts the issue is usually builder cabinets with particleboard boxes that have swollen near the sink.

What changes for a kitchen cabinets in Sanford

We measure every Sanford kitchen in person, then show the cabinet layout in a 3D rendering before anything is ordered. In older homes we shim and scribe cabinets to walls that are out of plumb and check the floor is flat enough for long countertop runs. Like-for-like cabinet replacement often needs no permit, but adding a sink, moving the range or adding circuits does, and we handle that with the city or county.

Local details we plan around

  • Raised wood floors in historic homes: plumbing moves are easier than on a slab, but we check subfloor, joists and old drain lines before setting tile or heavy stone.
  • Exterior changes inside the Residential, Downtown Commercial or Sanford Avenue historic districts need a Certificate of Appropriateness from the city before work starts.
  • City limits versus unincorporated Seminole County decides which building department reviews the job, and a Sanford mailing address does not settle it.
  • Older homes may still have galvanized supply lines, cast iron drains or ungrounded circuits, and a permitted kitchen or bath remodel is the natural time to replace them.

Scope

What the work includes

  • In-home measurement

We measure walls, windows, soffits, ceiling height and the exact location of plumbing, vents and outlets, so the cabinet plan fits the room as built, not as drawn on the original house plans.

  • 3D cabinet design

A 3D rendering shows every cabinet, drawer stack, pantry and filler. You can change door styles, colors and the island before anything is ordered.

  • Frameless and framed cabinetry

European frameless cabinets are our specialty. We also build framed and inset styles when the house, the look or matching an adjoining room calls for them.

  • Custom sizes and built-ins

Custom cabinetry fills odd walls, tall ceilings and corners without wide filler strips. The same approach works for pantry walls, coffee bars, desks and laundry rooms.

  • Storage hardware

Soft-close hinges and full-extension drawer slides, deep pot drawers, pull-out trash, corner solutions, spice pull-outs, tray dividers and lighting inside glass cabinets.

  • Removal and installation

We remove the old cabinets, repair the walls behind them, then set, level and fasten the new boxes, scribe panels to uneven walls and adjust every door and drawer.

FAQ

Kitchen Cabinets in Sanford: questions

Do not see your question? Call us or send the estimate form and we will answer it on the phone.

Do I need historic approval to remodel a kitchen in downtown Sanford?

Usually not for interior work alone. Sanford's Certificate of Appropriateness covers exterior work, repairs and site work in the Residential, Downtown Commercial and Sanford Avenue historic districts. A kitchen that stays inside the existing walls normally needs only the regular building permit. If the project adds a window, changes an exterior door or bumps out a wall, we plan for the historic review before applying for the building permit.

Is my Sanford address permitted by the city or by Seminole County?

It depends on whether the parcel is inside city limits, not on the mailing address. The Seminole County Property Appraiser record shows a tax district: if it names the City of Sanford, the city's Building Division issues the permit; if it says County, the Seminole County Building Division does. We confirm this during the first visit and file with the right office.

How much should I expect to pay for kitchen cabinets?

Cabinet cost depends on how many linear feet you need, the box material, frameless or framed construction, stock or custom sizing, the door style and finish, and storage hardware. Installation depends on the condition of your walls and floors and any plumbing or electrical changes. We measure at home and give a written estimate. Our kitchen remodel cost guide gives broader context for full remodels.

What is the 1/3 rule for cabinets?

Most often it refers to hardware: a pull should be about one-third the width of the drawer or door. A 30-inch drawer suits a pull of about 10 inches. Treat it as a guide; wide drawers and tall doors often use longer pulls, and many kitchens standardize on one or two sizes. We show the hardware in your 3D design before you order.

Are frameless cabinets better than framed cabinets?

Neither is better for every kitchen. Frameless European cabinets give wider drawers, more interior space and a clean modern look, and their hardware adjusts precisely. Framed cabinets suit traditional and inset styles and are forgiving in older homes with uneven walls. We specialize in frameless and can show both in our showroom so you can compare them in person.
